How long is an appraisal good for?
An appraisal represents the estimated market value as of a specific date, usually today. It is up to the client or reader how long they want to rely on that estimate. Usually, after 3 months, most parties will require an update to determine if the value has increased, decreased or remains unchanged.
Can I get a backdated appraisal?
Yes. Retrospective appraisals are common. We will need to know the exact day the valuation is required for and will also need to know what physical condition the property was in at that time.
Who gets to see the finished appraisal?
Only the client. The client, as defined by the Appraisal Institute of Canada, is the party which orders (not pays for) the appraisal. We do not share any information about the appraisal except with the ordering party. This includes the property owner(s) (if they did not order it), lawyers/courts, BC Assessment or any other government body. All information is strictly confidential.
How soon can I get my appraisal?
Residential appraisals are usually completed in 2-3 days from ordering, while commercial properties typically take 1-2 weeks. This assumes we can access the property immediately. If you are in more of a rush than that, we can usually accommodate!
Do I need to clean the property before the appraisal?
No. When appraising real estate, we only consider the land and improvements (that which is affixed to the land). Personal possessions are not relevant or considered. We will be inspecting the overall condition of the property finishes, however.
Do I have to be there for the appraisal?
No. As long as we can access the entire property (all rooms) the appraisal can be conducted. Someone must provide access, but who that is, doesn’t matter. If that can’t be arranged, you can mail us, or hide, the key.
Can my appraisal be recognized by others?
Yes. We provide completely unbiased and objective reporting that can be relied on by property investors, lenders, lawyers, courts, insurance companies and government organizations. We, as members of the Appraisal Institute of Canada, are regarded and trusted throughout the Country for quality and accuracy. As a precaution, always check with those who will be relying on the appraisal first though for the appraisal requirements (contents of the report), as they can differ from one party to the next.
